Plante Moran Cresa would like to extend a warm congratulations to Automation Solutions of America, Inc. (ASA), for the successful opening of its first Michigan location.

ASA, a Wisconsin-based engineering and systems integration firm for manufacturing with a client list composed largely of Fortune 500 companies, engaged Plante Moran Cresa (PMC) for assistance in expanding into the Metro Detroit market. Senior Consultant Tony Sorgi led the site selection process for the client.

For ASA, engaging a tenant representative was important in order to guarantee fiduciary responsibility during the site selection and lease negotiation process. PMC offered that independence in addition to experience handling projects like ASA’s, which required an accelerated timeline, rigid budget, and specific real estate requirements.

Despite high demand and a less than 3% vacancy on quality flex space in the Metro Detroit area, PMC’s tenant representatives found several space options for ASA. Our team helped ASA evaluate those options for their financial and business impact, and then promptly handled all of the lease negotiations, which included reducing upfront capital costs.

With PMC’s assistance, ASA successfully negotiated a lease on a location in Troy, Michigan, that offers distribution and staging in the warehouse portion and is within the epicenter of Metro Detroit’s automotive manufacturers. The client was able to move in within 90 days from the start of the engagement without a large upfront capital investment.
