Owner’s rep helps senior living construction project remain on track despite COVID-19 disruptions

The challenge: Construction project management

Moorings Park Communities, a nonprofit life plan community in the heart of Naples, Fl., engaged Plante Moran Living Forward™ (PMLF) to act as owner’s representative on the construction of its latest community in Southwest Florida, Moorings Park Grande Lake. Supporting the project directly was experienced project manager Eric Dumont, a senior vice president on the development advisory team.

The solution: Proactive oversight to overcome challenges

The majority of construction centered on the 272,000-square-foot Clubhouse, the focal point of the entire Grand Lake Campus. PMLF was asked to join the Clubhouse project to serve as the owner’s representative about a quarter of the way into construction. PMLF assisted the community in overseeing the construction, budget, schedule, and coordination between all existing parties at the table.

In addition to the complex project design, budget, and timeline already established, the project experienced several logistical and procurement challenges as a direct result of the COVID-19 pandemic. Working alongside the project team, PMLF created a proactive approach to resolve many of the challenges, and as a result, construction was completed on time and under budget.

The benefit: Turning dreams into reality

“Eric’s performance on this project was nothing short of masterful,” said Ross Dickman, COO of Moorings Park Communities. “[I]t’s important to recognize Eric’s oversight, professionalism, knowledge, and grit in reaching this milestone. I work closely with Eric and cannot recall a better owner’s representative in all my years in senior living.”

This project is a great success for Mooring Park, adding first-class, resort-style amenity space to the new luxury community. The first three floors of the Clubhouse include a full health and wellness center, two waterfront restaurants and bars, the Center for Healthy Living, a resort-style swimming pool, poolside bistro, theater, creative art studio, rehab therapy room, and full concierge services. The fourth through sixth floors contain 16 spectacular penthouse-style residences.
