Clark-Lindsey Village (CLV), a not-for-profit life plan community in Urbana, Ill., has successfully concluded its campus repositioning program that began construction in 2021. Plante Moran Living Forward (PMLF) is proud to have provided owner’s representation and development advisory services from predevelopment planning through the implementation.
The repositioning program had three phases. Construction of Phase 1 began in the fall of 2021, was completed in the summer of 2022, and included two 14,000-square-foot quadplexes, a 4,000-square-foot grounds garage, completion of an interior campus road, and updates to the campus’s stormwater retention area.
Phase 2 of the repositioning project involved the construction of MeadowLark Assisted Living Memory Care (ALMC), an 83,500-square-foot building featuring 38 catered assisted living apartments and 26 memory care apartments, along with underground parking.
Phase 3’s construction began in January of 2024 and concluded in September of 2025. Phase 3’s plans included the new North Building, an 89,000-square-foot, 45-unit independent living building with underground parking, connected to a renovated amenity space featuring fitness areas, a bistro, an art studio, a theater, a salon, a business center, and a billiards room. CLV will welcome approximately 50 new residents this October.
PMLF congratulates CLV and the entire development team on completing the campus repositioning project. This was a rewarding program to be a part of and required flexibility and creative thinking to overcome the challenges brought on by the COVID-19 pandemic, including an unprecedented surge in material prices that significantly impacted financing strategies.
