The challenge: Increasing brand visibility
CCA broke into the Michigan market in 2022 when it acquired Reliance Healthcare, a health plan system in Farmington Hills. Leaders at the growing company quickly recognized that its current real estate was not meeting its needs. They wanted a space that offered prominent signage to increase visibility and enhance the CCA brand in this new market.
The solution: Relocation to a high-traffic, high-amenity area
CCA engaged Plante Moran Realpoint (PMR), formerly Plante Moran Cresa, as the local tenant representative to find workplace options in the Metro Detroit area. PMR developed an understanding of CCA’s goals and objectives before conducting a thorough market analysis by assessing lease rates across several markets and taking into account the location of clients, proximity to major freeways and clients, and other identified criteria. This research uncovered multiple strategic options for CCA’s relocation and expansion to the I-275 corridor, a subsection of the community that covers Livonia, Farmington Hills, Novi, and Northville.
After PMR coordinated site tours, CCA decided on a 13,000-square-foot office building just off of the interstate freeway, in a high-traffic, high-amenity area within a central location for most staff. The new space includes a modern entryway and lobby, common breakout areas, and prominent front-facing signage that is visible from a major freeway. PMR oversaw the transaction, leading the client through the letter of intent process, RFP development, and lease negotiations while also facilitating the space planning process prior to CCA’s successful move.
