The challenge
After more than 40 years serving seniors in east central Illinois, ClarkLindsey Village (CLV) had a clear goal: continue delivering on its mission while preparing its campus and care model for what residents would expect next.
As demand for higher-acuity services grew and expectations for modern amenities evolved, CLV’s leadership and board began to ask hard questions about the campus’s long-term competitiveness, the right mix of services, and how to fund a major reinvestment responsibly. The need to reposition was real, but so were the risks: multi-phase construction, complex planning and financing requirements, and soon, market volatility and surging material costs that threatened scope, timing, and affordability.
The solution
In 2018, CLV engaged Plante Moran Living Forward to conduct a market study, strategic planning, and financial feasibility analysis that established a clear roadmap for reinvestment. Based on this work, Plante Moran Living Forward provided predevelopment planning and owner’s representation services for a three-phase campus repositioning program. Phase 1 included infrastructure and site improvements. Phase 2 added a new assisted living and memory care building. Phase 3 introduced a new independent living building connected to renovated amenity spaces. Throughout the process, the team applied flexible thinking and creative problem solving to address changing market conditions and financial challenges.

The multiyear repositioning program strengthened CLV’s ability to fulfill its mission while expanding care options and enhancing the resident experience. The revitalized campus now offers modern living environments, improved amenities, and a sustainable foundation for long-term success so the community can continue serving seniors in the region for decades to come.
